Construction

If you are working out what it costs to build a house in Zimbabwe, we quote per square metre against your actual drawings and finish level rather than a headline rate, because the specification is what moves the number. The itemised quote breaks out materials, labour and programme line by line so you can see where the money goes before committing.

We build to the local building and safety standards that apply in both countries, and every site is run by a dedicated site agent who reports to you directly, not through a chain of subcontractors.

What’s included

  • Groundworks and foundations
  • Structural build (brick, block, or concrete frame)
  • Roofing and waterproofing
  • Full internal and external finishes
  • Site supervision and weekly progress reporting
  • Snagging and handover with warranties

Who this is for

New homeowners building from scratch, developers running cluster or multi-unit developments, and commercial clients needing premises built to spec and on schedule.

What building in Zimbabwe and South Africa actually involves

Choosing a construction company in Zimbabwe or South Africa is mostly a question of who absorbs risk you cannot see yet. A build here is governed by three things that rarely appear in a brochure: council approval timelines, the rainy season, and material lead times. Plans lodged with City of Harare move at their own pace, and a programme that assumes instant approval is a programme that will slip. We sequence design, submission and site establishment so that approval is being processed while the things that do not need it — site clearance, access, setting out — are already underway.

The rains between November and March decide what can sensibly be programmed when. Foundations and slab work want to be out of the ground before the wet, roofing wants to be on before it peaks, and internal finishes are what you schedule through it. Getting that order wrong is the single most common reason a Zimbabwean build runs months over, and it is a planning failure rather than a site one.

Material availability is the third constraint. Cement, brick, aggregate and standard steel are reliably local. Aluminium glazing packages, sanitaryware, ironmongery and anything imported carry real lead times and real currency exposure. We identify those items at quoting stage and order them early, because a build that waits eight weeks on glazing has lost eight weeks that no amount of labour recovers.

How we run it

  1. 01

    Site visit and measured brief

We walk the stand with you, take levels, check access for plant and deliveries, and establish where services actually run. Boundary position, slope and drainage set more of the cost than finish level does, and all three are decided on site rather than on paper.

  2. 02

    Itemised quotation

Priced against your drawings line by line — materials, labour and programme separated, so you can see what each element costs and where a specification change would actually save money. Provisional sums are named as provisional rather than buried.

  3. 03

    Approvals and procurement

Council submission where required, and early ordering of long-lead items. Imported glazing, sanitaryware and ironmongery are placed at this stage, not when the building is ready for them.

  4. 04

    Groundworks and structure

Setting out, excavation, foundations, slab and superstructure. Levels and drainage are resolved before anything goes vertical, because retro-fixing falls is demolition work.

  5. 05

    Roofing, services and envelope

Roof structure and covering, then first-fix electrical and plumbing, glazing and external finishes. Getting the building watertight early is what lets internal trades run through the rains.

  6. 06

    Finishes, snagging and handover

Internal finishes, joinery and fittings, then a written snag list worked to closure. Retention is held to final handover and released once that list is signed off, not before.

What this looks like built

Gunhill Residence is a completed double-storey home we took from architectural design and council submission through to handover. The house splits into two rendered white volumes with a face-brick circulation tower threaded between them carrying the stair and services, deep cantilevered slabs shading the north glazing through the hottest part of the Harare day. Because one team carried design through construction, the cantilever that shades the glazing was costed before it was drawn — the kind of decision that becomes an expensive variation when the designer and builder are separate firms.

Common questions

How much does it cost to build a house in Zimbabwe?
There is no single rate, and a builder quoting one before seeing your drawings is guessing. Cost per square metre moves with finish level, ground conditions, roof structure and how much of the specification is imported. We price your actual drawings line by line so you can see what drives the number.
Do you build in both Zimbabwe and South Africa?
Yes. We are based in Harare and work across Zimbabwe, with completed residential work in Johannesburg. We build to the local building and safety standards applying in each country.
Can you build from my architect’s drawings?
Yes. We build from your drawings, or design and submit in-house. Either way the build is delivered under one contract with one site agent accountable to you.
How long does a new-build house take?
A full new-build home typically runs eleven to fourteen months depending on size and finish level. Every quote carries its own programme with dates rather than a generic estimate.
